Closing Cost Estimator
Estimate seller's closing costs based on state-specific percentages, title insurance, escrow fees, and transfer taxes. Shows total cost to complete the transaction.
Try it with your numbers
Results update as you type. Pick a state and we'll prefill local benchmarks — value per acre, mill rate, closing costs — wherever the calculator uses them. Anything we fill in is just a starting point; type over it with your own numbers.
How it works
Closing costs include multiple line items that add up to reduce your net proceeds: title insurance (typically 0.6-1% of sale price), escrow/settlement fees, any state/county transfer taxes (which vary dramatically—some states have 0%, others 2%+), attorney or legal review fees if required, and recording/survey fees. When you select a state, transfer tax and typical closing cost percentages prefill based on that state's standards. All items sum together, and the total is shown both as a dollar amount and as a percentage of sale price so you can see the impact. Formula: titleInsuranceCost.

= salePrice × (titleInsurancePremium / 100); transferTax = salePrice × (transferTaxRate / 100); totalClosingCosts = titleInsuranceCost + escrowFee + transferTax + attorneyFee + recordingAndSurvey; costAsPercentage = (totalClosingCosts / salePrice) × 100
