- Family-owned, hundreds of properties a year
- Every closing through a title company
- We pay back taxes and all closing costs
- Any land, any condition, in all 50 states
- Cash purchase or development terms
Two ways we buy land
Most sellers take the first. The second is for larger parcels that are worth more with approvals in place.
Straight cash purchase
For any parcel, in any condition, anywhere in the US. We research the land, make an offer, and close through a title company. We pay back taxes and all closing costs. No agents, no commissions. We can close in as little as 14 days. Most sales close within a few weeks to a few months, once the title work is done.
Development terms
For larger parcels with development potential. We sign terms that allow time for zoning and entitlement work and for lining up builders. You keep title until closing, and closing comes later. The price can reflect the value that work adds.
How development land sales workHow to sell your land for cash
Five steps, no surprises. We handle the research, the paperwork and the closing costs.
What you'll need
- County
- State
- Parcel number
Don't have the parcel number? Call us. We can usually find it from your name and county.
What protects you
- You never pay us anything. No fees, no deposits, and we pay the closing costs and any back taxes.
- The money never passes through us. A title company, escrow company or real estate attorney holds it and pays you at closing.
- You keep title until closing. Nothing changes on your deed until the closing company records the sale.
- Every offer is in writing. Take it to your own attorney or your family before you sign.
- The purchase agreement names the closing company. You can call them directly to confirm the sale.
Tell us about your land
Tell us a little about your land. We'll need the county, state and parcel number.
Get your offer
We research the parcel: access, zoning, taxes and recent sales nearby. Then we send you a written offer.
Sign the purchase agreement
Sign the purchase agreement by email, or we mail it to you. It names the price and the closing company.
Schedule closing
We work with a local closing company to manage the entire closing process at our expense.
Get paid
When the closing paperwork is ready, you sign the deed and receive the funds from the closing company directly.
How we set the price
We start from what the land is worth today: recent sales nearby, road access, zoning, and whether it can be built on.
Then we subtract what the sale costs us: closing costs, any back taxes, title work, and the months to resell or improve the land.
What is left is our margin, so a cash offer is below what a patient retail listing might bring. In return you get one buyer, a set closing, and no commission or closing costs.
For larger parcels with development potential, the price can reflect the value that zoning or entitlement work adds, and closing comes after that work.

What sellers say about us
If you're thinking about selling land, don't waste time shopping around. Liberty Acres was efficient, fair, and just easy to work with. My brother told me how great Liberty Acres was to work with, so I called them and he was right. They bought my land that I had inherited and had no idea what to do with it. The whole team really took care of it all from start to finish.
Bill MasriSold land to Liberty AcresFrom start to finish, Liberty Acres was transparent, fair, and fast. I felt completely confident every step of the way. They delivered exactly what they promised.
Scott LyonsSold land to Liberty AcresWhat impressed me most was how fast they moved. I signed the agreement and the next thing I knew, we were at closing. Cash in hand, no surprises.
