Companies that buy land for cash: how they work
A land buying company purchases vacant land directly from the owner, as-is, and pays through a closing company. There is no listing, no agent and no waiting for a retail buyer. Liberty Acres is a family-owned land buyer: we buy land anywhere in the United States, in any condition, pay back taxes and all closing costs, and can close in as little as 14 days. Most sales close within a few weeks to a few months, once the title work is done.

Why sell land to a cash buyer
Vacant land usually takes longer to sell than a house. There are fewer buyers, banks lend on land less often, and a listing can sit while you keep paying property taxes. A cash buyer trades some of the retail price for speed and certainty: one offer, no showings, no repairs and a set closing date. If top dollar matters more than time, a local agent may get you more. Our cash sale vs listing guide and net proceeds calculator show the trade-off with your numbers.
How a land company makes money, and how we set a price
A land company buys below full retail value and later resells the land. Often it adds value first: a survey, a lot split, road access, or a zoning change. The gap between the purchase price and the later sale has to cover real costs. Those are closing costs, back taxes, carrying costs while we hold it, any improvement work, and the risk it sells for less than planned.
We start from what the land is worth today: recent sales nearby, road access, zoning, and whether it can be built on.
Then we subtract what the sale costs us: closing costs, any back taxes, title work, and the months to resell or improve the land.
What is left is our margin, so a cash offer is below what a patient retail listing might bring. In return you get one buyer, a set closing, and no commission or closing costs.
For larger parcels with development potential, the price can reflect the value that zoning or entitlement work adds, and closing comes after that work.
Our guides explain land entitlement, rezoning and subdividing.
What to check before you sign with any land buyer
- Who closes the sale? A real buyer closes through a title company, escrow company or real estate attorney, who holds the money and records the deed. We use a local closing company on every sale.
- Who pays the closing costs? Ask for this in writing. Some buyers deduct fees from your price at the end. We pay all closing costs and any back taxes owed.
- Do they ask you for money? A buyer should never ask you to pay anything up front to get an offer or to close.
- Are they the actual buyer? Ask whether the company is buying the land itself or plans to pass your contract to someone else, and who signs the purchase agreement.
- Can you talk to real people? Look for named people, a phone number that is answered, and reviews from sellers you can read.
- How long until closing? Get a target closing window in writing. We can close in as little as 14 days. Most of our sales close within a few weeks to a few months, depending on the title work.

Common questions
How do you decide what to offer for my land?
We start from what the land is worth today: recent sales nearby, road access, zoning, and whether it can be built on.
Then we subtract what the sale costs us: closing costs, any back taxes, title work, and the months to resell or improve the land.
What is left is our margin, so a cash offer is below what a patient retail listing might bring. In return you get one buyer, a set closing, and no commission or closing costs.

Is Liberty Acres a real company? How do I know this is not a scam?
Liberty Acres is a family-owned land company based in Venice, California. The people you talk to are on our About page, with their names and roles.
You never pay us anything, and the money never passes through us. A title company, escrow company or real estate attorney holds the funds and pays you at closing.
The purchase agreement names that closing company. You can call them directly, and you can have your own attorney read the agreement before you sign.
Do I ever pay anything?
No. We pay all closing costs and any back taxes owed. There are no fees, no deposits and no commissions. If we do not close, you owe nothing.
Are you negotiable on your offer price?
The answer to this is… sometimes. For it to make sense for our business, we have to be very careful about the investments we make. If you can provide some additional information that will help us revise our offer, we'll happily reconsider our offer price. We do our best to pay you as much as possible, but the deal has to make sense for us.
If you are only interested in getting full retail value for your property, we are not your best option. To get top value, you'll most likely need to contact a local real estate agent with extensive marketing experience. Also keep in mind that to get top dollar, you'll likely have to wait for the right buyer to come along. Land typically takes longer to sell, especially at retail prices.
Are you really able to buy my property with cash?
We use the industry standard term "cash", but in most cases you'll get paid through a title, attorney or escrow company that handles the paperwork for the transaction. They pay you directly by wire transfer, check or cashier's check when the transaction closes.
So, although we use the term "cash", you'll be paid by the title company however you choose, and you won't be paid with physical cash.
Can I sell the property as-is?
Yes, you will be selling us the property as-is. All we ask is that you provide us any information you have about the property.
We'll generally ask you a short list of questions about the property. We understand that some owners have no knowledge about the property, and that is OK. We'll never ask you to do any work to the property before the sale is completed. We know that we're buying it just as it is now.
