Cost of Waiting Calculator

Compare the financial impact of delaying a land sale by calculating accumulated property taxes and potential price appreciation/depreciation over time. Shows opportunity cost of holding land.

Try it with your numbers

Results update as you type. Pick a state and we'll prefill local benchmarks — value per acre, mill rate, closing costs — wherever the calculator uses them. Anything we fill in is just a starting point; type over it with your own numbers.

How it works

This calculator shows what happens financially if you delay selling your land. It estimates how much the property value may appreciate (or depreciate) based on annual market trends, calculates how much in property taxes will accumulate during the waiting period, and then compares your net proceeds from selling now versus selling after the wait period. This reveals whether waiting benefits or costs you considering both appreciation potential and carrying costs. Formula: futureValue.

See the formula

= currentEstimatedValue × ((1 + annualMarketAppreciationRate/100) ^ yearsToWait); totalPropertyTaxAccumulated = annualPropertyTax × yearsToWait; futureNetProceeds = (futureValue × (1 - brokerCommissionRate/100)) - totalPropertyTaxAccumulated; immediateNetProceeds = (currentEstimatedValue × (1 - brokerCommissionRate/100)); opportunityCost = immediateNetProceeds - futureNetProceeds

Assumptions and limitations

  • Assumes consistent annual appreciation/depreciation rate (highly variable by market
  • default 2.5% is an illustrative assumption, not a forecast)
  • Property taxes remain stable (in reality, taxes often rise over time)
  • No other carrying costs (maintenance, insurance, utilities) included
  • No opportunity cost of capital invested elsewhere considered
  • Market appreciation/depreciation calculated as compound annual rate
  • Land appreciation varies widely by market and can be flat or negative; USDA NASS publishes annual farmland value changes by state
  • Waiting more than 5+ years significantly exposes to market risk
  • Annual property tax and appreciation rate can be prefilled from state profiles for better default estimates.

Results are estimates, not appraisals. Use them as a starting point and confirm with local comparable sales, a licensed appraiser, or your county assessor.
