Net Proceeds Calculator

Calculate net proceeds from land sale after deducting all selling costs including broker commission, closing costs, property taxes owed, and other fees. Shows how much money lands in the seller's pocket.

Try it with your numbers

Results update as you type. Pick a state and we'll prefill local benchmarks — value per acre, mill rate, closing costs — wherever the calculator uses them. Anything we fill in is just a starting point; type over it with your own numbers.

How it works

This calculator determines your actual cash proceeds from a land sale by starting with the gross sale price and subtracting all selling expenses: broker commission (often 5 to 10% for land), closing costs (usually 2-3%), any outstanding property taxes, survey/title/inspection fees, and any mortgage payoff required. The result is what you take home after all transaction costs. Formula: netProceeds.

= grossSalePrice - (grossSalePrice × (brokerCommissionRate/100)) - (grossSalePrice × (closingCostPercentage/100)) - outstandingPropertyTax - surveyFee - mortgagePayoffAmount

Assumptions and limitations

  • Broker commission is often 5 to 10% for land (default 6%
  • rates are negotiable)
  • Closing costs average 2-5% depending on state and complexity (default 2.5%)
  • Seller responsible for their own closing costs (varies by agreement)
  • Property taxes prorated at closing (seller pays up to sale date)
  • Survey/title/inspection fees typically $300-$1,000 (default $500)
  • No capital gains tax included (depends on seller's cost basis and holding period)
  • Assumes no liens, HOA fees, or other encumbrances
  • All fields except grossSalePrice have sensible defaults to reduce manual entry.

Results are estimates, not appraisals. Use them as a starting point and confirm with local comparable sales, a licensed appraiser, or your county assessor.
