Property Tax Estimator

Estimate annual property taxes based on state/county tax rates, assessed value, and special assessments. Shows annual carrying cost for land ownership.

Try it with your numbers

Results update as you type. Pick a state and we'll prefill local benchmarks — value per acre, mill rate, closing costs — wherever the calculator uses them. Anything we fill in is just a starting point; type over it with your own numbers.

How it works

Property tax is calculated by taking your land's market value, applying your state's assessment ratio (which varies widely by state from 20% to 100% of market value), and then multiplying by the local mill rate (property tax rate per $1,000 of assessed value). Special assessments are added separately. When you select a state, the mill rate and assessment ratio prefill with typical state averages. Formula: assessedValue.

See the formula

= marketValue × (assessmentRatio / 100); propertyTax = (assessedValue / 1000) × millRate; totalAnnualTax = propertyTax + specialAssessments

Assumptions and limitations

  • Assessment ratios vary widely by state: some NY and NJ municipalities assess at a fraction of market value, CA follows Prop 13 rules, and TX and FL assess at or near market value
  • Mill rates vary widely by locality, local services and the assessment ratio used
  • Special assessments common in agricultural/rural areas for drainage, infrastructure
  • Tax calculations based on most recent assessment (may be 1-3 years old)
  • Homestead/agricultural exemptions not included (varies by state/county)
  • Some states cap annual increases (e.g., California Prop 13 limits 2% increase/year)
  • Non-homestead land generally taxed at higher effective rates than residential
  • State selection prefills typical mill rate and assessment ratio to reduce manual entry
  • Assessment ratio and mill rate can be manually overridden for local variations.

Results are estimates, not appraisals. Use them as a starting point and confirm with local comparable sales, a licensed appraiser, or your county assessor.
