Understanding property taxes on land
Property tax is usually the biggest ongoing cost of holding land you don't live on. Here's how the bill is built, why it keeps growing, and where owners sometimes qualify for relief.
How the bill is built
Your annual property tax is roughly your land's assessed value multiplied by your local tax rate. On this site we express the rate two ways: the average dollars per acre per year, and the effective tax rate (that dollar figure divided by the median value per acre). A parcel worth more than the county median will pay more than the average even at the same rate.
Why it adds up while you wait
- It never pauses. You keep paying whether or not the land earns anything, and most counties won't waive it just because the parcel sits empty.
- Assessments trend upward. When values rise, your assessed value rises with them, so the bill grows even if the rate stays flat.
- Delinquency compounds. Unpaid taxes accrue interest and penalties, and long enough can trigger a tax sale — see the tax-delinquent land guide.
Exemptions and special assessments
Some states let qualifying land be taxed at a lower value — agricultural use, open-space, or conservation programs. These can cut the bill substantially, but they often come with use restrictions and can trigger a rollback tax if the land changes use. Whether one fits depends on your state and how you plan to use the parcel, so confirm eligibility with your county assessor before relying on it.
Run your own numbers
Use the Property Tax Estimator to model an annual bill from your market value, assessment ratio, and mill rate, and the Cost of Waiting Calculator to see what those taxes add up to over the years you might hold. Estimates are not a tax bill — actual amounts depend on assessment, classification, and exemptions.
