Selling your farmland, ranch or rural land

You can sell farmland, pasture or ranch land for cash without an agent. Before you sign, check for a tenant, a USDA program contract such as CRP, and the tax on your gain. USDA put average US cropland at $6,020 an acre in 2026.

What is farmland worth per acre in 2026?

US farm real estate averaged $4,500 an acre in 2026, according to USDA's National Agricultural Statistics Service. Its Land Values 2026 Summary put cropland at $6,020 an acre and pasture at $2,000. The report also lists values by state.

Those are averages, not offers on your land. Water, soil, access, size, buildings and nearby development move the number either way. Our state comparison and land value estimator give a starting point.

Does selling farmland end a farm lease?

Whether a sale ends a farm lease depends on the type of lease and your state's law. Read any written lease first. It may say what happens on a sale, and the buyer will want a copy before signing.

In North Carolina, a verbal farm tenancy ends with the owner who granted it. NC State Extension explains that under N.C.G.S. 42-7 the tenant keeps the land to the end of the year, then must give up possession to the new owner.

North Carolina notice rules are strict. Notice is due 30 days before the crop year ends: November 1 in 25 listed counties and December 1 elsewhere. Without notice, the tenancy renews for another year.

Iowa works differently. Under Iowa Code 562.6, a farm tenancy continues for the next crop year unless written notice is served on either party or a successor. The tenancy then ends March 1. Other states set their own dates, so ask a local attorney.

What should a sale contract say about a farm tenant?

A farmland sale contract should settle four tenant items in writing before you sign, per NC State Extension.

  • How and when the tenant gets notice.
  • How this year's rent is split between seller and buyer.
  • Who owns the standing crops.
  • When the tenant removes equipment.

What happens to a CRP contract when the land sells?

A Conservation Reserve Program contract either passes to the buyer or ends for the acres sold. Under 7 CFR 1410.51, the new owner has 60 days to become a successor to the contract.

If the new owner does not take over the contract, it ends for those acres. The original participant then forfeits future payments and must refund past payments plus interest and liquidated damages, unless USDA agrees otherwise.

Put the buyer's duty to take over the CRP contract in the sale contract. Tell your county Farm Service Agency office about the sale before you close.

What taxes apply to a farm sale?

A farm sale can trigger federal capital gains tax on the land, and some states recapture tax breaks given to land taxed as agricultural. Read capital gains on a land sale and agricultural land with an exemption. Then talk to a CPA before you pick a closing date.

Should you sell the whole farm or part of it?

Selling part of a farm is possible, but splitting land often needs county approval and a new survey. Some owners keep the home site and sell the fields, or sell a strip to a neighbor. See selling part of your land before you promise a piece to anyone.

Should you sell farmland for cash or list it?

A listing can reach buyers who want to farm, but it can take months and carry a commission. A cash sale trades some of that upside for speed and certainty. Compare both with our net proceeds calculator and cash sale vs listing land.

Liberty Acres is a family-owned land company. We buy land anywhere in the US, in any condition, and close through a title company. We pay back taxes and all closing costs, with no agents and no commissions. We can close in as little as 14 days. Most sales close within a few weeks to a few months, once the title work is done. For larger parcels with development potential, we can sign terms that allow time for zoning and entitlement work. You keep title until closing, and the price can reflect the added value. Send the county, the parcel numbers and the acres, and tell us about any tenant or USDA contract.

A Minnesota owner rented his field to a neighbor, but the property taxes cost more than the rent. The field reached the highway by a shared driveway, which needed care in the title review. He preferred to sign everything by mail, so the sale took longer than most.
