What moves the price per acre?
Seven factors move the price of an acre more than anything else. Two parcels of the same size can sell for very different prices.
- Location. Distance to a town, a highway and growth areas.
- Access. A legal road to the land. See landlocked property.
- Use and zoning. Farm, home, commercial or none of these. See raw vacant land with development potential.
- Utilities. Water, sewer, power and septic rules.
- Land quality. Soil, water, slope, flood zone and wetlands. See wetland-restricted property.
- Title and taxes. Liens, back taxes and unclear owners. See land without clear title.
- Timing and buyer. A cash buyer, a builder and a farmer may each value the same acre differently.
How do I estimate the value of 1, 10, 40 or 100 acres?
Multiply the acres by a price per acre. At the 2026 national farm real estate average of $4,500, 10 acres works out to $45,000. That is arithmetic, not a value for your land.
The land value calculator does this for you. Pick a state and a land type, and it prefills the state's USDA average. Type over it with a local sale price. For the full method, read how to value vacant land.
How far can my land be from these averages?
USDA values are averages by use type, so a single parcel can differ a lot. Vacant, rural and recreational land is often not typical farm land.
The better read is recent sales of similar land nearby. Compare any offer with your costs using the net proceeds calculator.
How big is an acre?
One acre is 43,560 square feet. A quarter acre lot is about 10,890 square feet. A 40 acre tract is a quarter mile on each side if it is square.
