How selling your Florida land works

  1. Tell us about your land. Tell us a little about your land. We'll need the county, state and parcel number.
  2. Get your offer. We research the parcel: access, zoning, taxes and recent sales nearby. Then we send you a written offer.
  3. Sign the purchase agreement. Sign the purchase agreement by email, or we mail it to you. It names the price and the closing company.
  4. Schedule closing. We work with a local closing company to manage the entire closing process at our expense.
  5. Get paid. When the closing paperwork is ready, you sign the deed and receive the funds from the closing company directly.

Florida land selling questions

Is there a transfer tax when I sell land in Florida?

Yes. Florida's documentary stamp tax on a deed is 70 cents per $100 of the price paid, in every county except Miami-Dade. Miami-Dade charges 60 cents per $100, plus a 45-cent surtax unless the deed transfers only a single-family home. The tax is paid to the county clerk of court or recording official when the deed is recorded. Source: Florida Department of Revenue, Documentary Stamp Tax (s. 201.02, F.S.).

Can Florida take my land for unpaid property taxes?

Yes, it can be sold at a tax deed sale, but not right away. The county tax collector first sells tax certificates on property with unpaid taxes. A certificate holder can apply for a tax deed 2 years after April 1 of the year the certificate was issued. Your county tax collector can tell you if a certificate exists on your parcel. Source: Florida Statutes s. 197.502.

Can I still pay off a tax certificate on my Florida land?

Yes, until a tax deed is issued. Florida lets you redeem a tax certificate any time after it is issued and before a tax deed is issued. The exception is when full payment for the tax deed was already made to the clerk. You pay the tax collector the face amount plus all interest, costs and charges. Source: Florida Statutes s. 197.472.

Can I keep the agricultural (greenbelt) tax classification on Florida land while I sell it?

Yes, if the land stays in bona fide agricultural use. Florida law says offering property for sale is not a reason to deny agricultural classification while that use continues. The property appraiser must reclassify land that is diverted to a nonagricultural use or no longer used for agriculture. Your county property appraiser decides each parcel. Source: Florida Statutes s. 193.461.

Do unpaid CDD assessments stay with Florida land after a sale?

Yes. Florida community development district (CDD) special assessments are a lien on the land from the date they are imposed until they are paid. That lien ranks equal with state, county, city and school board tax liens. Ask your title company to confirm any CDD balance on the parcel. Source: Florida Statutes s. 190.021(9).

Can I sell my Florida land if I live in another state?

Yes. Liberty Acres buys land anywhere in the US, so you do not need to live in Florida to sell to us. We close through a title company and pay back taxes and all closing costs. There are no agents and no commissions.
